From 14th December, 2007, everyone selling their home must commission a Home Information Pack before putting their property on the market.

The rollout of HIPs is now complete for all resale residential properties.

The Home Information Pack offers the buyer essential information regarding the property being sold.

The requirement for the Home Information Pack to be available before a property is marketed has now been deferred to a later date.

 

A Home Information Pack contains:

· An Energy Performance Certificate which indicates

      the energy efficiency of the property and makes 

      recommendations for improvements.

 

· Other compulsory documents which are: an index of contents, a sale statement, local searches including water and drainage and the evidence of title and plan and leasehold information where applicable.

 

· Optional documents, such as the Home Condition Report, Legal summary and Home use/contents forms, plus any warranties and guarantees.
