HIPSMART Ltd provides a Basic or a Full Home Information Pack as required. The Basic HIP includes a sale statement, searches, evidence of title and plan and leasehold information where applicable, and the EPC. The Full HIP contains an HCR in addition to all the documents included in the Basic HIP. Energy Performance Certificate Energy Performance Certificates show the energy efficiency of a home, on a scale of A-G. The most efficient homes, which should have the lowest fuel bills, are in Band A. The EPC also tells you, on a scale of A-G, about the impact the home has on the environment. Better rated homes should have less environmental impact with a lower carbon footprint. The average property in the UK is in bands D-E for both ratings. The EPC includes recommendations on ways to improve the home’s energy efficiency, to save you money and help the environment. Home Condition Report A Home Condition Report contains information about the physical condition of a property. Sellers, Buyers and Lenders will be able to rely on the HCR as an accurate report (similar to a survey) which has been carried out by a fully qualified Home Inspector. The HCR is authorized to be included by sellers on a voluntary basis. Sellers who commission an HCR gain an early opportunity to carry out repair work needed on the property (if any) or obtain quotes for any such repairs prior to marketing. Buyers will use the HCR at the beginning of the home buying process to minimize the possibility of being faced with unexpected repair bills. It is estimated that 75% of purchasers currently do not commission any sort of structural survey. Lenders benefit by using the HCR as information for their valuations, reducing the need to repeat a detailed on site inspection at the buyer’s expense, in addition to saving time during the buying process.
